Independent software company

Rare Address is an independent property-information and software company. It is not a real-estate brokerage: it does not represent buyers or sellers, negotiate, arrange showings, refer you to agents, or provide appraisals, inspections or statutory disclosures. We receive no commission, referral fee or other payment tied to any real-estate transaction.

Property information

Property X-Rays present information from official and licensed sources with their dates and limitations. They are not appraisals, home inspections, surveys, insurance quotes or Natural Hazard Disclosure statements under California Civil Code §1103 et seq. Hazard maps describe mapped hazard, not the risk to a particular property; not being in a mapped zone is not proof that a property is safe.

Artificial intelligence

Where Rare Address uses AI, it says so. AI is used to organise and explain sourced information — never to advise on offers, price, value or whether to buy — and its output is checked against the sources before you see it.

Data sources and attribution

FEMA National Flood Hazard Layer (U.S. Government work). California Geological Survey and CAL FIRE / Office of the State Fire Marshal data are used under the Creative Commons Attribution licence as published on data.ca.gov. U.S. Census Bureau geocoder. No multiple-listing-service data is used.

Fair housing

Rare Address describes homes, never people. We support equal housing opportunity.
